POLICIES

RESERVATIONS:

Full payment is due at the time of booking (includes tent and initially selected extras).
A booking confirmation will be emailed for your records.
Guest is responsible for reserving, paying and checking-in the camping/event space, plus all fees and permits associated with the rental space. This cost can be as low as $15/night for a campsite and an estimated $1500 for a ranch/barn wedding venue.
There is a $1,500 refundable security deposit hold at check-in/set-up (you will need to present your credit card and ID) and released soon after check-out (restrictions apply). Please remember this is a hold, not a charge.
Set-ups are done during daylight and takes about 1-2 hours each tent. Set-up and Take-down time may be flexible depending on availability, please provide us with your arrival/reservation details immediately after booking. When we're done, we will show you around your tent and hand you the keys.

CANCELLATIONS & OTHER POLICIES:

24 hour cancellation window. A full refund of any payments made upon booking, less a transaction fee, will be given if guest cancels within 24 hours of reserving, unless your reservation is in less than 7 days, then there will be no refund.
A full refund, less a transaction fee, will be given for reservations cancelled 30 or more days before the reserved date.
Refunds are not given for reservations cancelled by guest 0-29 days prior to your reservation date.
Date changes within 14 days of reserved date is not allowed and will be considered a cancellation by guest.
There will be no refunds for no-shows.
Your host reserves the right to cancel a reservation at any time within reason; Texas weather can rise to dangerous temperatures and tents will not be set up during temperatures over 95 degrees (usually between June-September). Guest must understand our policies, how we work, and provide us with reservation details soon after booking. Guest must verify our services are permitted and the tent confirmed to fit the site at your reserved location before booking with us. If host cancels a reservation, guest will be refunded in full or you may choose to change your reservation dates.
Gifting your stay to someone else is permitted, please contact us to arrange (same cancellation policy applies). The same conditions apply to Gift Certificates / Vouchers.
The bugs in Texas can be a bit too much to handle for some. We do not provide pest control. Please inspect the area where the tents will be set up and fumigate before to prevent a pest problem such as ants or contact the owners of the property to assist.

We strongly suggest you purchase travel insurance, though it is not required. Unfortunately, we cannot move around a reservation at the last minute because of inclement weather. The tents are all high quality, waterproof, fire resistant, and are meant to take on harsh weather. We will not be held responsible for lost or damaged personal belongings. Guest is responsible for damages caused to any of the rental items provided. Lost and damaged items needing replacement, necessary repairs, deep or detailed cleaning will be charged to your security deposit at check-out.
